Agreement to these Terms

These Terms of Service govern access to and use of QIX Rentals, qixrentals.com, related applications, marketplace tools, booking flows, host dashboards, support channels, concierge request surfaces, and other services made available by QIX Rentals.

By creating an account, browsing listings, submitting a listing, requesting support, starting checkout, purchasing host tools, or otherwise using QIX Rentals, you agree to these Terms and any policies referenced in them. If you use QIX Rentals on behalf of a company, property owner, portfolio, or other organization, you represent that you have authority to bind that organization.

QIX Rentals may update these Terms from time to time. When changes are material, QIX Rentals may provide notice through the platform, email, or another reasonable method. Continued use of QIX Rentals after the effective date of updated Terms means you accept the updated Terms.

QIX Rentals marketplace role

QIX Rentals provides technology for premium rental discovery, editorial-style listing presentation, booking requests, messaging, checkout, guest support, concierge requests, host dashboards, listing quality tools, and marketplace operations.

Unless expressly stated in a separate written agreement, QIX Rentals does not own, operate, inspect, control, manage, or guarantee user listings, properties, hosts, guests, amenities, neighborhoods, third-party services, or stay outcomes. Hosts are independent marketplace participants responsible for the listings and stays they offer.

QIX Rentals may provide support, moderation, concierge intake, trust and safety review, listing approval workflows, payment routing, and operational tooling. Those activities do not make QIX Rentals the owner, operator, real estate broker, property manager, insurer, travel agent, or guarantor of any listing or stay unless expressly required by applicable law.

Eligibility, accounts, and account security

Users must be at least 18 years old and able to form a binding contract. QIX Rentals may refuse, suspend, restrict, or terminate access where required or permitted by law, where account information appears inaccurate, or where marketplace safety, payment integrity, or policy enforcement requires review.

Account holders are responsible for providing accurate registration information, maintaining current profile and contact details, protecting login credentials, and promptly notifying QIX Rentals of suspected unauthorized access. You are responsible for activity under your account except to the extent caused by QIX Rentals' failure to use reasonable safeguards.

QIX Rentals may support guest accounts, host accounts, admin or support roles, and account type selection during signup. Some features may require additional profile information, host onboarding, Stripe onboarding, verification review, or other eligibility checks before use.

Guest responsibilities

Guests are responsible for submitting accurate booking details, including dates, guest count, contact information, and any material stay needs. Guests must use lawful payment methods, keep payment information current, and ensure they are authorized to use any payment method submitted through Stripe Checkout.

Guests must follow the listing rules, cancellation terms, arrival instructions, checkout requirements, community guidelines, and reasonable host instructions disclosed before or during the stay. Guests may not bring unauthorized guests, host unauthorized events, exceed stated capacity, create unreasonable disturbance, damage property, interfere with neighbors, or use a listing for illegal, unsafe, or commercial activity without express host approval.

Guests must promptly report material listing issues, safety concerns, accidental damage, access problems, payment questions, and support needs through the available QIX Rentals or host communication channels so the matter can be reviewed with relevant booking records and evidence.

Host responsibilities

Hosts are responsible for the listings they create, the stays they offer, and the legal right to rent or otherwise make a property available. Hosts must maintain accurate listing titles, descriptions, photos, amenities, rules, availability, pricing, taxes where applicable, fees, cancellation terms, guest capacity, bedrooms, bathrooms, property type, premium-host eligibility information, instant-book status, and material location or access details.

Hosts are responsible for permits, registrations, zoning, lease or owner approvals, association rules, taxes, insurance, safety equipment, occupancy limits, habitability, cleaning, maintenance, arrival readiness, and compliance with applicable laws and contracts. QIX Rentals does not provide legal, tax, zoning, insurance, or financial advice to hosts.

Hosts must honor confirmed bookings unless a cancellation is permitted by the applicable policy or required for safety, legal, payment, or exceptional operational reasons. Hosts should communicate promptly, disclose material changes, and cooperate with support, moderation, refund, dispute, and trust and safety reviews.

Listings, premium signals, and marketplace placement

QIX Rentals may review listings for completeness, presentation quality, policy clarity, support readiness, trust signals, and marketplace fit. Listing approval, premium-host indicators, verification statuses, badges, editorial placement, search order, and visibility surfaces may change over time and may be based on automated signals, manual review, operational performance, paid tools, guest behavior, or other marketplace factors.

Hosts are responsible for ensuring that photos, descriptions, amenities, house rules, and location information are current and do not mislead guests. Hosts must not upload content they do not have permission to use or content that infringes intellectual property, privacy, publicity, or contractual rights.

QIX Rentals may pause, remove, demote, flag, or require edits to listings that appear incomplete, inaccurate, unsafe, duplicative, misleading, unlawful, payment-ineligible, or inconsistent with QIX Rentals standards. Marketplace placement, premium badges, review scores, verification signals, and boost indicators are not guarantees of booking volume, revenue, ranking, quality, or guest interest.

Bookings, confirmations, and checkout status

A booking is not confirmed until the applicable checkout, payment authorization, host or platform confirmation, and booking status requirements are satisfied. QIX Rentals may create pending booking records, booking codes, checkout sessions, support events, and notification records while a guest moves through checkout.

Stripe Checkout sessions may remain pending, fail, expire, or be canceled before payment is completed. If a Stripe session expires or payment fails, the booking may remain unconfirmed, be released from hold, or require a new checkout session. Availability, price, fees, taxes, and host readiness may be rechecked before a new checkout session begins.

QIX Rentals may decline, cancel, or require support review for bookings involving inaccurate guest counts, suspected fraud, payment risk, host payout issues, listing status changes, policy violations, safety concerns, sanctions or compliance restrictions, operational errors, or other marketplace integrity concerns.

Pricing, fees, taxes, and payment processing

Before checkout, QIX Rentals may display nightly rates, cleaning fees, service fees, platform fees, taxes, discounts, currency information, and total amounts. Amounts may vary based on dates, guest count, minimum or maximum stay rules, listing configuration, host pricing, tax settings, currency support, or payment processor requirements.

Payments are processed by Stripe. Payment card details are handled by Stripe, and QIX Rentals receives payment status and transaction information needed to operate bookings, billing, refunds, chargebacks, disputes, fraud checks, and tax or accounting records.

Guests authorize QIX Rentals and Stripe to charge the amounts shown at checkout and any additional amounts authorized under the listing rules, these Terms, or applicable law. Hosts authorize QIX Rentals and Stripe to deduct applicable service fees, platform fees, subscription charges, refunds, adjustments, chargebacks, and other amounts permitted by these Terms or payment processor requirements.

Host payouts and Stripe Connect

Hosts must complete required Stripe Connect onboarding before accepting paid bookings or receiving payouts through QIX Rentals. Stripe may require identity, business, tax, bank, and compliance information and may approve, restrict, delay, or deny payment capabilities under its own terms, policies, and legal obligations.

QIX Rentals may rely on Stripe account status, charges-enabled status, payouts-enabled status, account requirements, payment status, transfer records, refund records, dispute records, and related identifiers to determine whether a host may accept paid bookings or receive payouts.

Payout timing and availability may depend on Stripe, bank processing, legal or tax requirements, fraud checks, disputes, chargebacks, refunds, reserve requirements, account restrictions, host onboarding completeness, and operational review. QIX Rentals does not guarantee payout timing except to the extent required by applicable law or an express written agreement.

Host subscriptions and listing boosts

QIX Rentals may offer paid host tools, including Pro Host Membership and AI Listing Toolkit subscriptions. QIX Rentals may also offer listing boost subscriptions or paid visibility tools, including Starter Boost, Pro Exposure, and Market Dominate.

Paid host tools and listing boosts may improve access to platform features or visibility surfaces, but they do not guarantee bookings, income, ranking, search position, review scores, premium badges, guest interest, payout amounts, or return on spend. QIX Rentals may change, suspend, rename, reprice, bundle, or discontinue paid host tools as permitted by law and the applicable payment terms.

Host subscriptions and boosts may be billed through Stripe Checkout and managed through Stripe Billing Portal or QIX Rentals account tools where available. Cancellations, renewals, upgrades, downgrades, failed payments, refunds, taxes, invoices, and subscription status are subject to the disclosed checkout terms, Stripe processing rules, and any additional terms shown at purchase.

AI listing suggestions

QIX Rentals may provide AI-assisted listing suggestions, quality-score guidance, title ideas, description drafts, amenity prompts, market-positioning copy, and optimization support. These tools are drafting and operational support only.

AI listing suggestions are not legal, tax, financial, zoning, insurance, safety, accessibility, performance, or guaranteed revenue advice. Hosts remain responsible for reviewing, editing, verifying, and approving any AI-assisted content before using it in a listing or guest communication.

AI outputs may be incomplete, inaccurate, or unsuitable for a particular property, jurisdiction, guest expectation, or marketplace context. QIX Rentals may store AI suggestion records, prompts, listing context, and output history as needed to operate the feature, improve quality, prevent abuse, and support disputes or moderation.

Cancellations, refunds, disputes, and chargebacks

Cancellation and refund eligibility is governed by the listing-specific cancellation terms, the timing of the cancellation, payment status, host or guest conduct, applicable law, and any support review outcome. No refund is promised unless the applicable policy or law allows it.

QIX Rentals may review exceptional circumstances, safety concerns, access failures, material listing discrepancies, host cancellations, payment processor events, or documented emergencies. Review does not guarantee approval, refund, credit, fee waiver, or particular outcome.

Users must not abuse refunds, chargebacks, disputes, support channels, or cancellation processes. QIX Rentals may provide records to Stripe, payment networks, hosts, guests, service providers, insurers, law enforcement, or other parties as required or permitted by law to process refunds, disputes, chargebacks, safety reviews, fraud prevention, or policy enforcement.

User content and license

Users may submit listing photos, descriptions, amenities, rules, messages, reviews, support requests, reports, profile information, avatar images, attachments, concierge details, and other content through QIX Rentals. Users retain ownership of content they own, subject to the license granted in these Terms.

You grant QIX Rentals a worldwide, non-exclusive, royalty-free, sublicensable, transferable license to host, store, reproduce, display, format, adapt, translate, publish, distribute, analyze, and otherwise use your content as needed to operate, promote, improve, secure, support, and enforce QIX Rentals and related marketplace services.

You represent that you have all rights needed to submit your content and grant this license. QIX Rentals may remove, limit, preserve, or disclose content as required or permitted by law, these Terms, the Privacy Policy, payment processor rules, support workflows, or trust and safety requirements.

Prohibited conduct

Users may not engage in fraud, fake listings, misrepresentation, harassment, threats, discrimination, illegal activity, unsafe conduct, payment circumvention, off-platform booking designed to evade fees, review manipulation, refund or chargeback abuse, unauthorized events, unauthorized commercial activity, or misuse of another user's information.

Users may not scrape, crawl, copy, harvest, reverse engineer, interfere with, overload, hack, bypass access controls, upload malware, test vulnerabilities without authorization, use automated tools to abuse QIX Rentals, or attempt to access accounts, systems, data, payment flows, storage, or admin tools without permission.

Users may not upload infringing, deceptive, private, confidential, unlawful, sexually exploitative, hateful, violent, or otherwise harmful content. QIX Rentals may investigate and take action where conduct appears inconsistent with these Terms, community standards, marketplace integrity, or applicable law.

Support, moderation, and account actions

QIX Rentals may operate support tickets, concierge requests, moderation reports, listing approval queues, trust and safety reviews, admin approvals, account status reviews, verification status reviews, and payment or dispute workflows. QIX Rentals may use submitted evidence, platform records, messages, booking history, payment status, analytics events, and third-party information to review matters.

QIX Rentals may warn, restrict, suspend, terminate, remove content, pause listings, cancel bookings, decline checkout, withhold marketplace tools, disable paid boosts, require additional information, or refer matters to payment processors or authorities where required or permitted by law.

Support and moderation decisions may involve judgment, incomplete information, operational constraints, safety considerations, payment processor rules, and applicable law. QIX Rentals may correct errors or revisit decisions where appropriate, but does not guarantee a particular support result.

Third-party services

QIX Rentals uses third-party services to operate the platform. Supabase may support database, authentication, row-level security, storage, listing photos, avatars, message attachments, and related application data. Vercel may support hosting, deployment, infrastructure, application delivery, logs, and performance. Stripe may support guest checkout, host payouts, Stripe Connect, Stripe Checkout, Stripe Billing Portal, refunds, disputes, chargebacks, subscriptions, listing boosts, payment status, tax or payment records, and fraud checks.

QIX Rentals may also use map or location services, authentication providers, analytics tools, communications tools, storage tools, support systems, fraud-prevention tools, or other service providers where needed to operate features. Third-party services may be governed by their own terms, privacy policies, security practices, and legal obligations.

QIX Rentals is not responsible for third-party service outages, delays, requirements, account restrictions, payment declines, data handling, or feature changes except to the extent required by applicable law or expressly stated in a written agreement.

Disclaimers

QIX Rentals is provided on an as-available and as-permitted basis. To the fullest extent permitted by law, QIX Rentals disclaims warranties of merchantability, fitness for a particular purpose, title, non-infringement, uninterrupted availability, error-free operation, listing accuracy, host performance, guest behavior, property condition, neighborhood condition, revenue performance, search placement, or booking outcomes.

QIX Rentals does not guarantee that listings, stays, hosts, guests, reviews, messages, support outcomes, paid tools, boost placements, analytics, AI suggestions, or concierge requests will meet a user's expectations. Users are responsible for evaluating listing details, rules, risks, suitability, and legal obligations before booking, hosting, purchasing tools, or relying on platform information.

Some jurisdictions do not allow certain disclaimers. In those jurisdictions, the disclaimers apply only to the extent permitted by law.

Limitation of liability

To the fullest extent permitted by law, QIX Rentals and its owners, officers, employees, contractors, service providers, and affiliates will not be liable for indirect, incidental, special, consequential, exemplary, punitive, lost-profit, lost-revenue, lost-data, business interruption, loss-of-goodwill, or substitute-service damages arising from or related to QIX Rentals, bookings, listings, stays, paid tools, payments, messages, support, or third-party services.

To the fullest extent permitted by law, QIX Rentals' aggregate liability for claims arising from or related to QIX Rentals will not exceed the greater of the amounts paid by you to QIX Rentals for the transaction giving rise to the claim or one hundred U.S. dollars. This limitation does not limit liability that cannot be limited under applicable law.

Users acknowledge that marketplace services involve independent hosts, independent guests, third-party processors, internet infrastructure, and real-world property conditions outside QIX Rentals' direct control.

Indemnification

To the fullest extent permitted by law, you agree to defend, indemnify, and hold harmless QIX Rentals and its owners, officers, employees, contractors, service providers, and affiliates from claims, damages, losses, liabilities, costs, and expenses, including reasonable attorneys' fees, arising from or related to your listings, stays, content, account activity, payments, taxes, legal compliance, property rights, guest conduct, host conduct, policy violations, or breach of these Terms.

QIX Rentals may control the defense of any matter subject to indemnification, and you agree to cooperate with reasonable requests. You may not settle a claim in a way that imposes obligations on QIX Rentals without QIX Rentals' prior written consent.

Dispute handling, governing law, and venue

Users should first contact QIX Rentals support with booking, payment, listing, safety, or account disputes so the matter can be reviewed with relevant records. Informal support review does not waive any rights or remedies unless expressly stated in a written settlement.

These Terms are governed by the laws of the State of Washington and applicable United States federal law, without regard to conflict-of-law rules. Unless applicable law requires otherwise, the state and federal courts located in King County, Washington will be the exclusive venue for disputes arising from or related to these Terms or QIX Rentals.

Nothing in these Terms prevents QIX Rentals from seeking injunctive or equitable relief in any court with jurisdiction to protect marketplace integrity, intellectual property, user safety, confidential information, payment systems, or platform security.
